Neighbors – Monday night’s board meeting became unfortunately contentious primarily over the issue of the Long Range Landscape Development Project (LRLDP). In the interest of clearing up some confusion and misunderstandings that seem to be circulating right now, we have put together the attached background information. A few points: • The board approved this project last November. • The committee has completed Phase 1 of the project and has received the board’s approval to start Phase 2. These two phases are charged with assessing the need for, and considering and presenting possible solutions to any problems in or improvements to our common area landscape. • The committee has sought homeowner input throughout Phase 1 and will continue to do so. • Any recommendations made by the committee and brought to the board that involve major change and/or investment will be brought to homeowners for a vote. Hi Village 4 - Village 4's Board of Directors Zoomed its postponed May Board meeting Monday (June 1) with at most very minor glitches. Here are a few of the highlights: The Bench Policy was formally adopted. Our painting is completed - small cans for touch-ups can be obtained at Home Depot. Contact Evelyn Margolin (evelynmargolin@yahoo.com) for details. The Safety and Security Committee has obtained one bid for installation of enhanced safety and security resources. They will obtain a couple more and will come to the Board with a proposal with final recommendations. In the meantime, I encourage everyone to review the Security Information for Homeowners and Renters that Trish Stradleigh created for helpful tips. Gary Slavit reported on the Long Range Landscape Development Committee's workshops, and reiterated his request for everyone to review their reports and FAQs on the V4 web site. BOARD MEETING! First - I hope all of you are staying safe and well. I don't have information yet on the clubhouse reopening but hope to have it soon and will publish it when I do. Second - after having to cancel our March Board meeting because of social distancing guidelines, I'm happy to report that we will have our May Board meeting next Monday, June 1 at 5:30 via Zoom. We had to move the meeting because it fell on Memorial Day so June 1 it is! You will shortly receive an email with the Zoom link or call-in information if you'd prefer to join that way. I hope as many of you as can will join in - it will be a good chance to catch up on Village 4 happenings. In the meantime, stay cool!

Welcome, all, to mid-spring - unlike one we've ever known but I'm glad to say we're getting through. I want to bring a couple of things to your attention: GUEST PARKING SPOTS – Both the American River Drive and Commons Drive areas of Village 4 have parking spots for guests. It is particularly important that we leave those spots free for guests or deliveries at this time. The spots are NOT to be used for overnight (or several overnights in some cases) company. Tim Souza and his colleagues at The Helsing Group have remained attentive and vigilant in helping us get through our usual property management concerns. BOARD MEETING: The March 23 Board Meeting is CANCELLED due to the coronavirus prevention guidelines. Keep checking here for updates, and stay safe. Paint Process – Our exterior painting project for Village Four has been completed. Thank you to everyone involved for your time and patience. The contract includes warranties on the repairs and paint done by MasterCraft. If you have issues that are covered under the warranty, let our property manager know so that we can resolve them. No need to store a can of paint for the next few years in your home. When you are in need of a free can of touch up paint, simply go to our local Home Depot and they will have all our information on file. The code you use to get the paint will be available to you shortly. Happy Holidays, everyone! You'll see as of today that our web site has been updated to include new officers, committee changes and our new manager's contact information. The scroll line referring to our Village 4 Directory has also been changed to reflect the new state law's requirement that it no longer remain restricted. As always and particularly with our committee changes, we welcome (!) anyone who is interested in serving on any Village 4 committee to please contact the Board member associated with the committee. Finally, painting is being done - we're looking forward to our fresh new appearance in the next few weeks - hold good thoughts that the weather permits completion sooner than later. Village 4's Board of Directors is pleased to announce it has contracted with The Helsing Group for our property management starting October 1. Maggie Nelson is the Sacramento Regional Manager for Helsing, and she has informed us that Tim Souza will have direct responsibility for Village 4. His phone number will be published in the next Village Corner posting. By now you should have received a Welcome Letter and the October billing statement from Helsing. If you have already made your October HOA payment to AMC, it will be forwarded on to Helsing.
